• An Investment Opportunity

   

  The current owners/developers of the Ben Hur Life Building are looking for a long-term investment partner. The investor(s) will provide the necessary funds to update the building’s mechanical and electrical systems along with providing funds to restore and replace damage to the terre cotta on the exterior of the building. Additional funds will be used for demo and the removal of old systems. The building will be held by a new partnership, to be formed, between the current owners and the new investor. The percentage of ownership will be negotiated.

• Physical Attributes

   

  The 60,000 square foot building was designed as a reinforced concrete structure with interior fireproof vaults. This five-story structure has a full usable basement containing 10,00 square feet. The Center was built by General Lou Wallace, a famous historical figure in Southern, Indiana. The classic architectural style has made the Ben Hur building a structural icon for the residents of Montgomery County, Indiana. The exterior veneer consist of white and green terracotta tile featuring a black marble wainscot around the building the height of the first floor. he building has a freight elevator as well as a passenger elevator. General Wallace founded an insurance company, using this building as the national headquarters for his company. The general also wrote the book Ben Hur, which publication became identified with the insurance headquarters.

  The building is located at 227 East Main Street, Crawfordsville, Indiana which is across the street from the city post office, and the AT&T building is adjacent to the post office.  The police station is located two blocks north from the building and the fire department is just to the east.  Crawfordsville is less than three hours from Chicago, and 30 minutes from Indianapolis. Crawfordsville is the county seat for Montgomery County.
